The bill tightens Alabama real estate licensure by adding a two-year look-back for out-of-state license actions and mandating background checks before licensing.
It would require that an applicant whose out-of-state licensure was rejected or revoked more than two years before applying in Alabama may not be issued a license without approval from the Alabama Real Estate Commission. Before a license could be issued, the commission must perform both state and national criminal history background checks and require the applicant to submit information to the appropriate state and federal agencies or a fingerprint processing service. The applicant would pay for the background checks, and the checks must be current at the time of licensure.
